How to Brighten Your Home With a Statement Wall

Convert a Bland Wall Into a Stunning Design Feature

Just because a new home comes with fresh white walls doesn't mean they have to stay that way. A statement wall can pull a design together, add personality, and make furniture and accessories pop. Creating an eye-catching feature can be simple, starting with a wall to highlight. 

Whether you choose to make a statement with a bold, bright wall color or an exotic, textured wallpaper, the key is to balance it with other design elements in the room. 

Choose a Focal Point -- Decide what aspect of the room you would like to draw attention to. Fireplaces, large furniture pieces and artwork are popular focal points. If your room doesn't lend itself to having a statement wall, highlight existing features like a small office nook or an inset wall. 

Pick a Bold Color or Pattern -- Choose a bright color, interesting texture or striking pattern for your statement wall. Pick up a color from the furniture or textiles already in the room or go with a contrasting color to stand out more.

Place Furniture for Maximum Impact -- Arrange pieces of furniture to draw attention to your statement wall. For example, two light-colored occasional chairs on opposite sides of a darkly painted wall attract the eye and create a focal point, particularly when they're coupled with pops of color in pillows, lamps and art.

Add Accents -- Finish off a room's design by carefully placing accessories that highlight your statement wall. This is the perfect opportunity to integrate your personality into your home. Show off your favorite artwork, family heirlooms or travel keepsakes.

Did you buy a new home in 2014?

Did you purchase a new home for your primary residence in 2014? If so, it is important you visit your local property appraiser's website or office such as the Seminole County Property Appraiser. Homestead exemption can save you money each year by filing this exemption, along with any other exemptions you and your family may qualify for. The deadline to file is March 1, 2015, and the application is available on here for Seminole County residents.

For those that will be purchasing a home in 2015 as your primary residents be aware that you too can qualify to save money by filing this exemption once you have closed on your new home. The changes will go into effect after applying on the tax bill issued in November of 2016. If the home already has the homestead exemption you will still need to apply to receive the discount.

The FAA and Drones for Real Estate

As most know or one with a little skill using Google could discover that there is quite a bit of controversy of whether or not drones in general for commercial use should be illegal or regulated by the FAA. Having a passion for flight and aviation using a drone is addicting whether it is flying it on the weekends for fun taking photos of a pasture full of cattle or keeping my three year old niece entertained. The problem with taking these unique photos that provide a different perspective than most of us are accustomed to is that I can use my drone in the exact same manner to capture photos of real estate as a broker and all of a sudden it becomes illegal. Although there has been, that I know of, one real estate company that has been approved to use their drone for commercial use, it should be more streamlined for our industry. The permitting process for a drone is quite burdensome, especially if I was not handy using a computer. I believe consumers both buying real estate as well as selling recognize the benefit of adding the unique perspective of aerial photos to the marketing of real estate.



Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall down the road, while others are convinced that home prices will go up.

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have fluctuated, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, a one point rise in interest rates could cost tens of thousands of dollars over the life of your mortgage!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates while they are still available.
