Pets and assistance animals
Every applicant and resident completes a profile through PetScreening, including households without pets. Pet profiles carry a fee set by PetScreening, and approved pets may carry pet fees or pet rent under the lease.
Assistance animals are not pets. Requests for an assistance animal (service or support animal) are free, and no pet fee, pet deposit or pet rent applies. We review reasonable-accommodation requests as provided by the federal Fair Housing Act and Florida Statutes §760.27.
Common questions
How do I pay rent?
Pay online through the resident portal, where you can also set up automatic payments. You can also drop rent in the black drop box at the front door of our office, 55 N. Central Avenue, Umatilla, at any time.
Can I visit the office?
Our office is open by appointment. Call (352) 771-2560 to set a time.
How do I request a repair?
Submit it in the resident portal with photos so it's logged and tracked. In an emergency, call 911 first if anyone is in danger, then call our office.
How do move-in and move-out inspections work?
We record the home’s condition with dated photos in the RentCheck app at move-in and again at move-out. You get a copy of the report.
How do I renew or give notice?
We contact you before your lease ends with renewal options. Notices should be given in writing as your lease requires; the resident portal is the easiest way.
