Management fee is a percentage of rent collected. No monthly minimum. Typically less than the cost of a full-time on-site manager on payroll.
All fees are set out in the RLW Management agreement. Taxes, insurance, HOA dues and repairs are the owner's expenses.
Fee questions
When does the management fee start?
The management fee is a percentage of rent actually collected. If no rent is collected, there is no management fee and no monthly minimum.
What does the new-lease fee cover?
Pricing the rental, the listing and syndication, self-guided tours, screening, the lease and the move-in inspection. It's charged only when we place a tenant.
Are there renewal fees?
Yes: 50% of one month's rent when a resident renews. That covers the renewal pricing review, the new lease and the paperwork.
Who pays for repairs?
Repairs are the owner's expense. We handle routine work and get your approval before any repair above the limit set in your management agreement.
