Rental license required
Every rental unit in Mount Dora needs a city rental license before it's occupied (City Code §10-112). Fees are $30 to apply, $50 for the inspection and $75 for zoning review; units in buildings over 5 years old are inspected, then an affidavit is filed every 2 years.
Local agent & sales
The owner must name a local agent in Lake County or an adjacent county (§10-23), and the license must be transferred within 30 days of a sale or it ends (§10-114). We can serve as the local agent for homes we manage.
City utilities
The City of Mount Dora provides water, sewer and reclaimed water and runs an electric utility that serves part of the city (Duke Energy or SECO Energy serves the rest); trash is collected by Waste Management and billed through the city. Tenants open service with a signed lease and photo ID.
Look up the electric, water and trash provider for any address with our utility lookup. Florida's landlord-tenant law (Chapter 83, Florida Statutes) applies everywhere in the state. Local rules change; we confirm them for each property we take on. Sources checked October 2026.
